Questions and answers

Who is 123 Housing for?

For newcomers who want to rent a home in the Netherlands – knowledge migrants, students, researchers, families and entrepreneurs – and for the employers and landlords who work with them.

Can you guarantee that I find a home?

No. The Dutch rental market is tight and the landlord decides. We do make your file strong, act fast and only ask the second payment of Home Search when you sign for a home we found.

Why do I pay you and not the landlord?

We work only for you as a tenant. Dutch rules say a tenant may not be charged if the agent works for the landlord – so we never do. We take no fee from landlords for the homes we find for you.

Do I need a BSN before I can rent?

No. Usually it is the other way round: you register at your address and then receive your BSN. That is why we check that you can register before you sign.

What does the Tenant Pass contain?

Your answers about household, work, income and the home you look for, your identity, residence and income documents, a landlord reference if you have one and a short introduction – shown in Dutch and English. You order it online and share it with a personal link.

How much deposit can a landlord ask?

At most two months’ basic rent, under Dutch law.

I do not have a residence permit yet. Can you help?

Yes. Yari Immigration Services handles the permit, and we can start looking for a home while your application is running.

Which cities do you cover?

We are based in Eindhoven and work all over the Netherlands through our network of letting agents and landlords.

Do you speak my language?

We speak eleven languages. Tell us your language when you book your free call.

I am a landlord. How does guaranteed rent work?

123-NL B.V. rents your home on a company lease and pays the rent every month. With your permission we house newcomers with a complete Tenant Pass. Terms depend on the home and are agreed in writing.
